Important Rules
â–¶ NO parties, NO smoking inside, NO fireworks without prior concert!
â–¶ Personal essentials are NOT provided: bath towels, body washers, shampoos, conditioners, toothbrushes & toothpastes.
â–¶ Max. capacity is 25 people for any events, only 10 people can stay overnight. Last minute notification or bring extra guests, whether stay or not, will result in $1200 fine.
â–¶ No commercial photo shoots and videos without prior approval.
â–¶ Hiring a private chef / planner is welcomed. Company and contact information are required.
â–¶ No access to the tree house and river side. Risk on your own.
â–¶ The house is located in an area of large natural green surroundings. Be mindful of natural animals and insects, like deer, raccoons, foxes, and wolves. No bears found. Always close outdoors, patio doors and window screens during summer time to prevent mosquitoes, bees and other flying insects. Close garage doors during winter time to prevent squirrels and raccoons. We are working very hard on pets control and have a professional company maintain the house regularly.
Indoor Pool Rules
Indoor pool depth: 3FT & 9FT
NEVER LET ANYONE SWIM ALONE!
â–¶ No glassware, food, outdoor shoes in the pool room!
â–¶ No running, diving, jumping!
â–¶ Pool room door will be locked if any kids coming. Only host know the lockbox password.
â–¶ Keep all doors closed to prevent steam coming into the house.
â–¶ Dry your body before get into the kitchen. Tile floor is slippery when wet.
For Guests Staying over 5 Days
â–¶ An extra pool maintenance service will be provided during the stay.
â–¶ Every Tuesday is garbage collection day. On Monday night, the garbage bins will be moved to the road side.
Penalty Fees You Need to Know
â–¶ Unregistered visitor coming $1200/day
â–¶ Unnotified commercial photo shoots and videos $2000/day;
â–¶ Indoor smoking $500, weeds $1000;
â–¶ BBQ grill cleaning fee $100;
â–¶ Dishwasher repair fee $100 if dishes and cups are not pre-rinsed (sometimes food will clog the drain);
â–¶ Projector replacement fee $1000;
â–¶ Late check-out will be charged $50;
â–¶ Check-out later than 2 hours will be charged next day full rental fee but without the permission to stay at the property;
â–¶ Other extra cleaning fee like coaches cleaning, bedlinen cleaning, area rugs cleaning, unapproved pet's fur and pee's stain cleaning etc. may be applied specifically;

50% of paid prepayments refundable when canceled 7 days before arrival or earlier.
0% refundable of cancelled after.
